What are the basic documents needed for feasibility report?

Ans: Copy of sanction plan, area statement of existing members and conveyance deed are the basic documents required for feasibility report and D.P. Remarks / CTS Plan / Survey Remarks/ Traffic Remarks.

If we do not have a property card?
Ans: You can approach to City Survey Office, Mumbai. 

For city property(Between Sion to Cuff Parade/Colaba, till Mahimon western site)  City Survey office ,1st floor, old custom, (office of the Collector office).

For western subrb, City Survey office, Bandra(W), Nr Bandra Railway Stn(w), Hill road (Property between Entire Bandra(w)/ Khar Danda/ Bandra/East).

2nd office City Survey Office, Opp Santacruz Bus dept, S.V.Road, Santacruz(W), (property between Khar onward till Andheri(East) some areas)

3rd office City Survey Office, Lokhanwala, Andheri/W, Nr RTO office, Mumbai:58, (properties between Andheri(E)(w) till Oshiwara)

Ans: You can Approach Building proposals office situated at
  1. City between Sion to off parade-Maim Executive Engineer, Building Proposals(City), E-ward offices, Sankhali Street, Mumbai:400 008,
  2. For Buildings between Bandra to Andheri/Oshiwara/ at Executive Engineer, Building Proposals(WS)(H&K),Nr Globus mall, Hill Road, Next To Bhabha Hospital, Bandra(w), Mumbai-50.
  3. For Buildings between Jogeshwari onward till Dahisar, Executive Engineer, Buildings Proposals(WS)(P&R), offices at Saibaba Nagar, Nr.Thakoor Complex, Western Express Highway, Kandivali(E), Mumbai.

If there is a difference between demarcation area and on property card?

Ans: You can approach concern City Survey office & SLR office, make appropriate application for area correction /boundary demarcation / boundary rectification with ownership-property documents.

Which properties in Mumbai can be redeveloped?
Ans: Properties within Mumbai limits are only redevelopable.
If at all our old flat agreement is lost/ misplaced?
Ans: You can approach Registration office located at Old custom, Fort, Mumbai, or at Bandra(E), at Bandra Kurla Complex.
If we have only one blue print of old sanction plan but which is not readable, what should we do?
Ans: If we have only one blue print of old sanction plan but which is not readable you can contact respective areas Building Proposals department, search for file number with record department, if same is traceable, ask for certified Photo-copy.
If we have an apartment and till date we haven’t conducted a single meeting?
Ans: As per law, you should arrange periodical meetings. If not so, start it now also consult Dy. Registrar Co-op Dept.
If the flat owner dies and if the flat is not transferred on the name of his heir, what should be the procedure?

Ans: Follow the legal procedure and ask the society to transfer the flat to nominee and also contact your legal advisor.

If the Share certificate is misplaced /unable to find?
Ans: You need to prepare an affidavit by yourself and apply to the society for a duplicate share certificate as per their procedure and charges.
If few of our members have loan on their flats/ a mortgage?
Ans: They have to take NOC from Banks before execution of the Development Agreement. Developer and Society can help them assist legal documents.
If we have the consent from majority members for redevelopment, but some members are not willing to go for it?
Ans: The matter can be resolved as per co-operative department norms.
